A private London investor has commissioned Naylors to oversee the £1.25m refurbishment of a Tyneside office building. The Newcastle-based chartered surveyors purchased the property on behalf of the anonymous owner last year.
Talipot House, on Gateshead’s Team Valley Trading Estate, was previously occupied by Daisy Communications and is in need of an extensive overhaul before it can be offered to new tenants.
Naylors building consultancy team was initially approached to undertake a condition survey and measured survey works of the premises. It has now been given the task of project managing the revamp which will create 17,000 sq ft of new Grade A office space within the Fifth Avenue building’s original shell.
The construction work, being carried out by Sendrig, includes the installation of a double height entrance atrium, raised access floors, air conditioning, passenger lift, disabled compliant access and kitchens and showers on both floors. Outside there will be parking for 80 vehicles.
“Comprehensive office refurbishments of this scale are rare in today’s market,” explained Naylors’ director, Jason Carr. “We are literally taking the building back to its four walls and completely re-developing it to create high quality office accommodation.
“We believe the offer of Grade A office space with the benefit of extensive grounds and parking will be a great attraction to potential occupiers,” he added. “The refurbishment is now well underway and we anticipate completion in July.”
Naylors office agency has also been appointed as sole letting agent for the building and is marketing it as “Your New HQ” — giving a future occupier the chance to name the property after its own business.
“Your New HQ offers an ideal opportunity for occupiers who are looking for new, self-contained office headquarters which can accommodate in the region of 200 staff,” said office agency head, Simon Taylor, who is confident of a signing before the revamp is finished.
“Given that the building is undergoing such an extensive refurbishment we felt it should be re-branded at the same time. Meanwhile, we are marketing it as ‘Your New HQ’ and have developed a dedicated website for the property under this brand.”
The multi-disciplinary firm of Newcastle and Teesside-based chartered surveyors undertook a similar project on Olas House, a sister building to Talipot House, which was acquired, refurbished and successfully let on a long lease to Gateshead Housing Group.
