Julian Capewell, of property consultancy Bruton Knowles, is seeking investors interested in a pair of shops which also provide the opportunity to enter the lucrative residential market in the Gloucestershire town of Berkeley.
Independence House, on Canonbury Road, comprises two retail properties – a laundry and a takeaway – with first floor residential accommodation, and has been placed on the market with a guide price of £340,000.
Mr Capewell says; “The two shops plus accommodation amount to some 2,359 sq ft and generate an income of £19,000 per annum – with potential to increase.”
The owner-occupied laundry comprises a retail area, office and storage rooms along with a rear courtyard and two-bedroom flat above.
The takeaway includes a customer waiting area, storage room and commercial kitchen along with a three bay rear garage with the potential for refurbishment or conversion. This too has a first floor two-bedroom flat
“With both the commercial and residential sectors performing strongly,” Capewell adds, “these types of investment opportunities are looking increasingly appealing to investors.”
